That's no fun and it ruins your year.Anything you produce, flyers, websites, business cards, ads, craigslist, Facebook, Instagram, MLS, or any other advertising means can be used against you if you come cross as anything other than a wholesaler, Selling a Contract.

Oh no, it's always an Instagram-ready lifestyle and a car that practically has your prescription for boner pills writ large fender-to-fender on both sides.

I feel like 90-to-95% of the kids who are excited about wholesaling are ones who think it's easy money, because they see some YouTube videos and see the lifestyle of some of the wholesalers that flash their exotic cars and big checks on Instagram. 

Meanwhile, hotels are coming after the STR market pretty hard on Instagram (I've seen attacks on convenience, cleaning fees and 'house rules' that make you basically clean yourself).The point is STRs in general - and AirBNB in particular - are under siege already.

Too many people choos to spend their time on TikTok, Instagram, Facebook and other distractions.

I do think socials like Tiktok and instagram are starting to highlight creative financing in this way though. 

As a home inspector myself I would say always get an inspection done......I see so many issue on all types of properties wether it be new construction, flips, old homes, etc.....check out rmdpropertyinspections on instagram so you can see why it's important to get an inspection done when buying a property.
