You want to make sure that however you do your deal you have a good enough DCR (debt coverage ratio) to cover all the notes on the property even when times are tough.You could also look at finding a lender who will let your combine all 10 properties under one loan (blanket) and go to say 80% LTV taking the rest of the cash out for your DP.Hope that helps.JW

After all, they don't care if the seller is on the hook as long as the seller has good enough credit/assets to qualify.The problem I see with that, though, is that I don't think you will be able to remove the seller from the note.
