@Chris Purcell  hardmoney loan and Bridge are one in the same.if you have no money you need either and equity partner or you need to pay a lender going rate.. and your right if the deal does not have enough juice its a pass.. the HML won't do the deal anyway.the idea that real estate can be done in any meaningful way without the buyer having a good job good credit good savings and know how.. is just fantasy 99% of the time.. its all these folks wishing and dreaming of getting rich with NON of their own money.if you have no capital to start best bet is to find a capital partner..

I am playing football while getting my MBA degree.

We plan on doing the AirBnB strategy and capitalize on the high rental times (football games, graduation, etc).

But we have minor league baseball and hockey, college basketball, baseball and football, 2 drive in theaters, 2 lakes, 2 malls, multiple golf courses, country clubs, 2 skating rinks, an ice skating rink, museums, orchestras, theaters, some amazing parks, and tons of great food - all within 5 - 30 min away. 45-60 min away you have Amish country, major league baseball, basketball and football, Lake Erie, casinos, 3 airports, etc.

(fingers crossed) :) When I retired from Coaching Football, my friend handed me a book, 'Rich Dad, Poor Dad' and I was hooked to action instead of watching others on HGTV! 

If every deal submitted (1) fits the criteria set forth by your buyer (2) is priced at actual wholesale and not some inflated fantasy number and (3) is priced to reflect the amount of work necessary to rehab the property to neighborhood standards, then you are the rare small percentage of wholesalers that know what their doing.

Many people have majority opinions on companies, people, restaurants, football teams...

The useful idiots are quite happy and self congratulatory in their ignorance and unrealistic, fantasy beliefs.

You will hear the term Sponsor used interchangeably with Key Principal or Syndicator... but basically think of the Sponsor as the quarterback of a football team that calls plays and is in charge of scoring points on the field (ie. getting returns for investors), performing active duties and not necessarily an investor per se.
