Albeit, the total was only about $150 worth of supplies; nevertheless, this could have been a very different scenario, in that, what if it was 10k worth of Drywall, wood, fixtures and appliances; I would have conducted myself very differently.Turns out the dude is like Jesus with table saw and a pile of wood.

Handscraped hardwoods in all public spaces, new carpet in bedrooms, new toilets, new light fixtures, kitchen redone with granite counters & new appliances, bathrooms redone with granite, new quality vinyl siding, etc.A colleague (local realtor) on BP sent me a CMA and we both feel the appropriate rent is $1,600 per month.Here's the big question: does it make more sense to keep this house as our first foray into the rental market or sell the house and take the nearly $100k in equity and buy 3-4 more properties with that cash as down payments?

However, if you have enough details on your scope of work (i.e. you specified the tile or fixture you want), it should not really matter, but I will be charging you before I buy materials, before I buy it.Chris Mason That's a requirement for time and material contract/bill, everything needs to be transparent.

As well as where everyone gets amazing deals on bulk materials(lumber, flooring, furniture and other fixtures.)We'll be handling telecommunications(phone systems, fiber optics/cat5 cabling, video and networking infrastructure)in house, but anything else you think might be missing from my list or any other advice you want to throw my way would be appreciated!

We use the same flooring wherever we can, same roofing, same windows, same fixtures, etc.
