Makes me laugh when people complain about housing shortages just because everyone wants to live in the cool cities, but can't afford to.....EXACTLY there is no shortage.. many of the rust belt mid west cities will have between 5 to 20k vacant homes thats a fact. but they are not in areas were most owner occs want to live.. its the domain of cash flow investors. there is a shortage of NEW nice affordable housing.. no question about that..

@Bryan LaIf they have a lease agreement in place and are not month to month then you are stuck with the lease terms.If you plan to double the rent you'll lose the tenants, may not be a bad idea as you are looking to rehab.Legal considerations...

Mold on every surface, mold behind every wall, mold on the insulation, every metal corner bead rusted out, window sills rotted out, framing rotted, floor joist rotted, holes in the floors, no cabinet or door attached, plumbing leaks, tub cracked, rats/cockroaches, cat pee everywhere.

I wouldn't recommend my strategy to anyone not in my shoes, that of a handyman landlord building a small, tight portfolio in single-family and small multifamily in a Rust Belt city.
