You are definitely right about that.

I have only been declining based on credit so far so I haven't gotten to the point yet where I needed to do the prior landlord interviews, but will definitely be interviewing as many prior landlords as possible.

Definitely will look into DSCR loans as part of my education.

@Joseph Gary It's definitely a great idea to find properties with little to no work especially if this is your first time doing out of state investing.

However, with the rates and conditions of any triplexes and fourplexes we could find (we did find one, but it's in the Pendleton Heights suburb of KCMO, so we were worried about it being too dangerous of an area), we were wondering if it's worth it to buy a duplex and rent out the other half to help pay the mortgage, or if it's more worthwhile to rent an apartment and try to save up to buy a residential or commercial MFH later?

Also wondering if there are any Real Estate Meetups out that way?

As I consider adding another property to my investment portfolio, I'm wondering - What do you consider "good" cashflow for a property? 

Something to definitely consider evaluating more.
