That will be tough to use your HELOCs together to get another loan because of your collective DTI so it will depend on that.

I"m interested in chatting with builders, contractors, property owners who have used either of these tools to see what you liked/ didn't like about either.

Utilize any hospitals and insurance companies that are willing to take your call.

As far as a location, who knows?

-While rent would be more expensive month by month, the idea of being able to take my equity out of my home and also being able to reduce annual repair costs, property taxes, etc. does seem appealing to me. 

Just be willing and prepared to make it a long-term investment to get you mentally and financially through any bumps in the market going forward.Good luck!
