Apparently she knew about this issue when it happened - Wouldn't it seem fair that it was her responsibility to collect monies from the responsible parties instead of passing it onto the next tenant?

Washer/dryer appear to be 5-10 years old. 

Hello all,I have a question about including a refrigerator (and washer + dryers for that matter) in our rentals.  

Make sure everything works and repair or replace as necessary (garbage disposal, dish washer and microwaves are typically the first to need repair).

Where my 3-unit is, the neighborhood is mostly 1 or 2 level apartments with no yards, strip parking, and no washer/dryer hookups.

It has a 15 washer/15 dryer laundromat on site, as well as a 3 bay coin op car wash with 6 vacuums.

I've got a 5-unit building, and I recently installed a washer and dryer in a storage room that can be locked.

Rents: $2,350 per monthTop Unit: rented through August 2017 at $1,250 per month (prepaid = no worry about collecting)Bottom Unit: assume it can be rented for $1,100 per month based on Trulia comps with a 2-car garage included and washer/dryer Monthly Expenses: $650 per month$80 Water & Sewer$60 Trash$71 Insurance$200 Taxes$98 Allowance for vacancy$141 Allowance for maintenanceElectricity and heat are separate and covered by tenants.

I just don't see a few hundred dollars as exciting, especially if you're putting up big $$ for a new construction.. think about it, if it's just a washer or dryer that need to be fixed, or new coat of paint, make sure to look at houses from a renters standard--not your own.  

I am looking at installing a coin-op washer dryer for one of my small multi-family (2-4 unit) properties in Tacoma and have some questions: 1) Has anyone analyzed roughly how much you make per housing unit on coin-op laundry (washer and dryer) after utility costs?
