I think a lot of the panic comes from the unknown, the uncertainty of how long we are supposed to be social distancing from, not knowing how long folks will be out of work for.

There are so many unknowns right now and if the hysteria over the virus drags on for months and this really does permanently change our way of life (I'm skeptical) with more permanent levels of social distancing or rolling lockdowns or who knows what, you might never see the restaurant industry recover, many types of office space might become obsolete, retail may move almost completely online.

My essential point was when you are dealing with a conveyance with no warranties, which we are here as well as in the non-judicial (or quasi) foreclosure framework, that requires you to do your due diligence up front... all of it... and also to factor the unknown into your bid.

The one unknown is the state of the venue rental/short term rental market in the coming months and years.They are willing to finance the whole thing, would it be easier to get a USDA construction loan with land that we already own, or would the out of pocket be lower if USDA could help finance the land as well?

And there are 4 PG&E meters - 1 for each unit plus 1 for the common areas.Alameda County assessor website lists the 'use code' for the property as 2600 which is "3 units, lesser quality than 2300 or unknown legal"I had stopped by city hall right before the shutdown and after a quick initial search, they mentioned the property is listed as a duplex in their records.
