So in Bill's case of helping his friend out and getting a fee regardless of full transparency etc etc I believe he needs to be a RE broker to do that whether Bill is or not I do not know.Additionally pretty much every state has a Disclosure law that RE agents must have the sellers sign IE property disclosure form...and these are required by law in every state I have done bizz in..

Every transaction needs to be transparent but it also needs to be done from the basis of it being understood by a prudent person, if your deal is so convoluted that you think you have to CYA in doing it, you're already over the line.This also goes for acknowledgements, having others acknowledge that they about to be shot has all the same issues mentioned above as to disclosures.

They kind of give up expecting professionalism, same day call backs, transparent booking, thorough tenant screening, fast and economical repairs, etc. and just hope for someone that doesn't rip them off.
