I would be interested to know if you considered the following scenario where that one 8/4 property could be easily transformed into a multi unit with a few interior walls erected.

It needs to be transformed into something usable, like an assisted living facility, or totally redone into individual units with attached bathrooms, to see the true potential.

And as I get closer to my goal on owning the street, because what I'm doing is so transformative, I will also control the values of the properties on that street, and they will jump from 15.00 - 25.00/sq ft to 45.00 - 55.00/sq ft short term and 60.00 - 80.00/sq ft over the next 3-5 years, and then continue to appreciate with the rest of the neighborhood.But the key is to see Youngstown as something more than a place to hoard cheap properties and slam the first person with money in their pocket through the door.

It IS worth noting that some of these areas have seen some drastic gentrification in recent years, and that may play into NC as well.Pros to these areas (especially those mentioned after listed zip code) are ample opportunity for fix & flips and these areas quickly transforming into Class C or Class B areas.
