I went the other way I was selling very tough to sell Land in Northern Ca. national forest areas (Mendocino) my fee was 10 to 20% and sometimes higher.. these properties are common in the West.. where you have private ownership surrounded by National Forest lands..

We've come to realize that the Boston market is too tough and the numbers don't make sense (to even house hack), so just recently, we decided to hone in on Plymouth, MA... with the idea that it could be a good tertiary market to do furnished rentals (thinking short-term/AirBnB in the summer, and mid-term in the offseasons).

Even as we get efficient and effective buying solo, getting it to our advantage with price reductions and concessions used to be very tough but should get easier with the new (about time) rules of buyers being responsible for getting their own agent paid.
