Water heater, roof, etc. so I would look at the condition of these big ticket items and estimate how much life you have left out of each of these.

(Like using the fact that your car insurer will raise your rate $1500 to get out of the court reporting you little $150 traffic ticket -- yes that's from experience!

Investors who do not consider these are in for a huge surprises when the big ticket repairs items hit the pocket or if you decide to move out of town and want to professionally manage the property......and poooooof......!

Early on, I couldn't afford the expensive tickets to the large mortgage banking and servicing conferences.  

I think selling that to the spouse is the ticket.

Additionally, in the time I have lived here I have replaced almost all of the high ticket items.  

I have a high budget for flipping but haven't found any big ticket deals yet. 

For what little my 2 cents counts, I don't bother with credit checks, but each his own.I do my own due diligence, I pull court records - did they pay their speeding ticket, how much child support is required per month (Are there arrears?)

I have submitted a bug ticket to our developers  and this should be fixed soon.

And since it's plumbing and heating, it makes sense because it's usually big ticket items and maintenance.
