Pics are time stamped and have the GPS location in each picture as well.I want to dissuade them from trying to file suit against me, as it still takes time and hassle to fight, though at this point I've already compiled most of the evidence.

If you could add a secondary suite in the basement it could work but as is unless you have high risk tolerance for negative cash flow I would pass.

I file a civil suit which took 8 months just to have a court date and of course I won BUT now I find out that his company LLC had dissolve 3 years ago so since the checks were written to his company name, I can't sue him personally.

In 6 years $40k of my student loans will be relieved with the Public Service Loan Forgiveness program (since the university is considered public sector) and during that time I can take advantage of a university-paid master's program (once I figure out which one will best suit my goals).
