Typically, for #2, we won't take on smaller amounts unless I know we can stroke a check to cover it and we'll only pay out a max of 10%-14% (remember, we can draw down lines and pay less if we were to go higher), but you have to really, really be careful of who is managing the pool of assets.

Just broad strokes here without even getting into other posters comments, from the lending perspective, a HML has no tenants tied to it because its expected to be vacant for the time of construction.
