On Auction.com properties, it reads that it requires 100% funds due at a time of sale in cashier’s check, but time of sale is a little unclear for me.

I’ve run into this many times on deals I acquired and rehabbed utilizing hard money.  

I would say, "Deals like this go fine all the time... until they don't!"

@Bennie Smith there's two parts to that:1) We take on properties all the time and do a TakeOver Evaluation Video that we share with the owner.- Many of them have no clue of the actual condition of their properties and a decent percentage want to then sell.2) We have owners we terminate, that don't want to spend a penny maintaining their properties.

So knowing your numbers before looking at properties is huge or bring your contractor with you when you look at properties so as to not waste any time!
