@Cameron Porter +95% of the land bank inventory is already picked over by the time it hits the public.The only people we know that have bought ALL went over budget and only the increasing market covered what would have been losses.So, proceed VERY carefully!

The key is really focusing on the right neighborhoods, knowing your numbers, and being patient for the right opportunities.As for the fix-and-flip market, the lower entry costs can definitely make it a great place to start, but you've got to be mindful of renovation budgets and timelines.

Though I appreciate the idea of finding online resources and studying them, I find that a curated, tried and true formula (if it works) is much more worth my time than spending time trying to find which resource works best and then spitballing the ideas until something sticks.
