The Fair Housing Act prohibits discrimination based on certain protected classes: color, disability, familial status, national origin, race, religion, sex. 

What's different about someones housing needs simply because they're attracted to the same sex (or whatever they might do if they're one of the other letters). 

A done house (needs little to nothing to pass a u and o) in this area runs around 100k (her comps are accurate) and more location dependent than anything.

I’d also eliminate anyone with evictions within 5 years and felonies within 8 with the exception of sex crimes which are lifetime ban.
