I can have separate bank accounts, debit cards, security deposit accounts etc. and now with new features like automatic recurring transfers things are even easier and time efficient 

not to mention also they become zombie notes collateral will deteriorate pretty quickly if they are not winterized and secured ( which takes time and money)

My biggest hurdle has been securing financing to work on multiple projects simultaneously.  

In order to secure the property, we had to offer 10K over asking with the hope it wouldn't appraise.

Instead of increasing rent, I would look at having the security deposit increased to protect against wear and tear.

Combining these strategies often gives investors the best balance of cost, simplicity, and security.

I have several questions - imagine being able to split up property ownership into tiny pieces or having every transaction out there for everyone to see, all secure and tamper-proof.

That variable- How much cash do you project the $240K asset will throw off per month after the 20% down? 

Ask the judge what criteria you have not fulfilled and if all is satisfied ask on record to have the eviction executed immediately and perhaps throw in a comment about failure to act providing damages.
