Get a couple roommates, then move out in a year and do it again!

You could do a multi and have roommates in your side and rent the other or you could do a single-family house hack with room share, which is what a lot do with existing roommates.

For the last 3 years I've been renting around the area, but living with at the time a girlfriend & now with roommates to minimize my expenses.

Currently working a COVID testing job that is a 1099, so its been difficult trying to get a sweet deal on 30 year fixed rates besides going for hard money loans.I would appreciate any guidance and advice on how to get start to get my own primary residence to house hack and save up.I currently am rent hacking with some roommates and sibling.

To increase savings rate I'd get another roommate and search for a functional beater on CL or Offer Up or some form of private sale. 

Our current roommate is likely to be the one who moves into the cottage which i know can have pro's and cons. 

To put it another way, owning with a roommate might cost more per month now, but when you sell in three years, you might gain back more than you put it -- even without any appreciation gains.Best,Jon
