If you have have existing LEASES, you need to honor the leases until the end of the lease.  30 or 60 days, prior to the end of the lease send a notice to the tenant telling them of your intention not to renew the lease.If you have a month to month agreement or no written agreement, give a written 30 day notice to vacate.  

I think this is huge because they are encouraged to renew their leases because of all the work they put into their suite.  

So when it came time for the lease renewal, we got an attorney to make us a strong lease according to michigan's state laws and handed her the lease, the price increase to $1100 plus $50 for the pet if she wants to keep it.

My question to you is what ways are there to mitigate the risks associated with the tenant not renewing at the end of their lease, and you as the buyer essentially falling off a cliff.

Don't wait too long to renew the lease.

You have to honor current lease.. if they seem ok then keep them.. give proper notice of renewal to your lease when that comes up and any rent increase at that time also.. if you want them to go you give them notice of non-renewal.Download your state landlord tenant laws and get a copy of the lease so you know current terms so you can have that all figured out. 

Now we have emergency contact information for all tenants, (and we call to make sure it is a working contact, on renewals we call also.)    

I want to send a notice introducing us as the new owners and giving them notice that in order to renew their lease they first must consent to a criminal, credit, and eviction screening under our new minimum qualifications/new lease terms for all persons over the age of 18 that live in the home and also inform them that rent will be increasing November giving them the chance to stay if they want  and meet our rental qualifications or decide if it's best for them to move.I want to know does this seem reasonable and if there are some things I should consider before moving forward with this plan?

When this policy has been in effect for less than 60 days and is not a renewal with us, we may cancel for any reason by letting you know at least 10 days before the date cancellation takes effect.c.

At this point in his lease (it's up on December 31st, 2017) it's easier to simply not renew his lease than it is to evict him.
