For all practical purposes, 100% bonus is dead, as far as I know.Depreciation, bonus or regular, starts when the property is placed in service, not when purchased and not when cost seg is done.

Once you start co-mingling the LLC's business with anything else you give an easy and clear reason for anyone suing you to claim the LLC isn't acting like a separate entity and "pierce the corporate veil" meaning that they could use that as a way to come after your personal assets as well.

My husband and I are high wage earners, so from what I understand, you can’t claim depreciation against your W2 income after a certain income level, but can you still claim depreciation on income made from profits on a rental after you’ve surpassed the income limit or is that still phased out?

For starters, the prospect passes our 3.5x income requirement, has a 700+ credit score but a few things that I seem to have trouble with is the management company that was on the application, I wasn't able to find any viable information through regular web searches, but through the Business public record I found an LLC to this management company which I found was created 5 months ago.
