Surely the herd must be culled?

They ended up going with me anyway :-)But yes, it's a thankless job for not as much $$ as people think, and you're herding cats most of the time anyway.

Ultimately the crash had the effect of "thinning the herd".

That can be easy for the herds to buy into.Who knows long term what happens with EXP.

The opportunity to gain freedom and live a life that most of the herd think is impossible. 

Human behavior is much like sheep in a herd.

Put simply the HERDS tend to have close minded thinking.

Many of us market to the same lists - absentee out-of-state, etc. and I think sometimes we have a herd mentality.

My thought is if you are just starting at the top end of a cycle with limited knowledge and experience that can be a dangerous way to go ESPECIALLY if you view the investment as a springing platform to more properties or to live off of the cash flow.In the last downturn start of 2007 -2009 the herds were the ones who jumped in not knowing much about cycles.
