My thought is if you are just starting at the top end of a cycle with limited knowledge and experience that can be a dangerous way to go ESPECIALLY if you view the investment as a springing platform to more properties or to live off of the cash flow.In the last downturn start of 2007 -2009 the herds were the ones who jumped in not knowing much about cycles.
