Basically AirDNA makes my thesis and I prove it against real time available data on those sites.I am not an expert in Destin but Tampa area is a similar beach market and small condo's struggle as you are competing with hotels to an extent. 

However, their move will occur in Oct driving us to seek new tenants in a tough part of the year. 

Generally speaking, a verbal agreement is impossible to prove or enforce.

Resourceful Being a lender is tough.

@James Wise you have spent an entire day trying to 'prove that you're right and I'm wrong' in some way and even gone to the extent of asking others to come in and side with you to somehow discredit my opinion.

It can be tough to relate to investors in more affordable areas, but remember that your unique situation also offers valuable insights and opportunities.
