Contact the zoning department and see if you can get the property rezoned as a duplex.

Since you’re investing from (out of state), property management is everything.

Would you eventually scale down to fewer properties with higher cash flow, or continue holding indefinitely?

I have two properties with MSHB and plan to keep using them in the future. 

Have a frank conversation with the property manager. 

We also have relatively low expenses (personal expenses, mortgage/escrow on other rental property, and escrow on current property) that are around ~$120k/year.

Financing your second property can be tricky since lenders may only count 75% of rental income toward your debt-to-income ratio, so get pre-approved early.

It’s also worth considering a multi-family property for your first deal since it can help with cash flow.

Property needed some TLC as it had some termite damage and active infestation at time of move in, got quotes from contractors to replace some studs but all quotes came in too high so ended up doing most of the work on the home myself which meant the home sat vacant until January 2025 at which point i placed on rental sites but still waiting for vacancy to be filled.
