The redevelopment also includes 250,000 square feet of retail, park areas, and a transit hub, which will make homes near the redevelopment highly desirable for future buyers.

But if it was not for those bene's these would have been poor investments long term with very little exit profit by the time one would have to pay recapture and do fix up work.

A shorter term tenant could do fine for you because they are not bad but just people in transition, so you don't lower your standards. 

If it pencils to a 25 to 50% profit or COC don't do it.8.  

I'd focus on getting that more profitable than learning something new out of state.

I would want to see if you could partner up with someone and split the profits 50/50, 60/40, or 80/20..

It can get testy at times but its an excellent learning opportunity and you will always have cashflow, weekly South Florida is going through a transition.

If you are paying off a 3 or 4% mortgage, why not just take the additional cash and transition that into assets that provide a 8-10% return.
