You can get a premium tenant and a premium price in exchange for helping them to buy.My experience with regular tenants is that even the good ones are constantly calling you about little nonsense issues.

Enough that it is more cost effective for me to self insure the property for hazard than to pay that premium yearly. 

They can give you a quote, and even advise if any features of the property have a strong impact on the premium.

If you buy anything turnkey multi in the areas discussed, you will be paying a huge premium and very doubtful you have any positive cash flow.
