Being up front about your ownership may lead to situations where tenants say "Just this one time..." or "I am really pleading to your good graces."

I have been guilty of over-doing it and I am literally seating down this New year weekend to draft a very strict budget that I want to stick to. 

If they paid by credit card, then they can potentially dispute the charge, but you still get the opportunity to plead and validate your case.

I have been guilty of over-improving, only because the space was unfinished and new premium materials are not much more than economy.
