With my credit and also a situation I am going through with my home in Las Vegas, which I have already been getting help with through this forum, my fiance is the one buying the home and getting the loan.

For example NY is very tenant friendly and Las Vegas is very landlord friendly.

We used to live in a property and rented the other out in Las Vegas NV.  

We have a recent bankruptcy after dumping two homes in Las Vegas after the crash in 2008.  

Today I am a Realtor in Las Vegas and almost all of my clients are out of state/country investors.

I realize the 1 bedroom/1 bathroom is a tough sale but it is almost too good of a deal to pass up considering the Las Vegas market has been hot as of late. 

In Miami and Las Vegas, for example, the housing is still 50% below the high point, 7-10 years after the bust.  

I am also quite knowledgeable on partials and will be including this in my presentation at the Papersource Symposium in Las Vegas this April.
