bump this up to 4 units no reason to only build 2. you could go vertical on top of this 2 more. switch to asphalt. save every penny you can where you can. we build triplexes in columbus ohio ground up and similar structure. mostly urban core where the numbers are the best

For emergencies (fire, water, structure) they should call Latchel who then, in theory (again, never had to test it yet...thankfully!)

Say we buy a property for $1 million, but we structure it so it's 0% down but a bank/note buyer is in place at closing to buy the note from the seller at 80% value so they walk away with 800k in cash.
