Typically this drops the valuation by 1/3 maybe more.If one calcs the park value based on just prevailing lot rent, then use 30% as the expense ratio then add in the nominal value of park owned homes, often just $3k each.If one has to calc value based on total income, lot + home rent, then use at least 50% expense ratio and often reality is 60% and if serious vacancy, eviction, repair problems then even more than 60% expense ratio.

  - You'll also want to get a copy of any pre-move in checklist (and photos if there are any) showing what the condition of the property was when the tenants initially moved in.

Even if it is not visible from the ground the property inspector should note it and photo it for the home buyer (assuming they get a home inspection when purchasing the property)  Just my two cents...

This is something I plan to do myself when I start renting, plus including an overlay showing from which angle each listing photo was taken.Also one inside one of the kitchen cabinets to help illustrate what size the furnace filter is, what type of battery the garage door open, thermostat, and whatever else takes, where the water shut off valves are, etc.

The interior paneling was usually a  3/16 inch photo finished veneer very light weight and the exterior siding was aluminum which was also very lightweight.
