It's a super affordable real estate market where you can still find deals that hit the 1% rule anywhere from $120-180k purchase price (or $200-250k for multifamily).

Don't forget about single family as well as to cut out 80% of the deals.   

I think mine cost 1800 for a 400,000 LOC, but I'm a noob and may have got a bad deal.

A property is available off market that seems to be a great deal.

I've know him personally for years, had the opportunity to consult with him on both sides of the business and have to say he's the real deal. 

There are still some deals out there. 

I couldn't answer exactly for if $10k is too thin, it depends on your finances but it could be possible depending on how you negotiate a deal.

Sounds like either some of the information provided may have been exaggerated or changed, or possibly you could have been dealing with an identity theft situation as well.
