I don't think having an independent appraisal would be cause to overturn the bank's appraisal if it came back low, and you'd probably want to ensure that the one you hired had the comps you were looking at anyhow.

My personal plan, use leverage to invest in BRRRRs (so I have as little of my own capital into a property right from the start), let my tenant's pay it down significantly, watch my return on equity-like a hawk and continue to reposition equity to keep my ROE above 8% until I'm 7 years away from wanting to be down with landlording, then snowball everything and get the portfolio paid off!
