I know I may sound like a complainer here, but these comps are way off line with the subject properties.

I'm not saying that you should assume you can grandfather it in (actually I doubt is since if an elevator is taken formally offline, some states mandate you need to bring it up to modern code which may require you to replace many of the elevator components) but you need to do a lot of investigation.

I am trying to think in the 20 years of buying courthouse steps I really can recall only 2 bidders that were owner occ. we just don't have homeowners running around with 300 to 500k in their jeans by the time the investors run up the bid its really not that great of deal especially when you don't get title insurance.Maybe this person who is concerned can give us an address off line.

My opinion and that of most dealing with small businesses is that if you intend to get a sizable portion of your business from people typing the address in from some offline advertising source you need to go (at least in the US) with .com if at all possible and .net as a fairly far down second choice for an extension.
