CA really cleaned up the fractional note business from my days of doing it in the 80s..

The city has seen revitalization efforts, especially in neighborhoods like downtown and the Third Ward, attracting new businesses and residents.

If there's anyone else from my neck of the woods, I'm wide open to learning how to navigate this niche.

Since my RE financing investor does the incentive of paying for the property, I want to make sure that my business partner is getting a great ROI in profits, so I want to make sure that money is working for the first investor making a deal with me in the smoothest way possible! 

All in all, this is exactly why you connect and establish a business relationship with an experienced investor-focused real estate agent who will shoot you straight. 

Share a clear business plan with numbers showing expected purchase, rehab costs, ARV, and rental income.

Thats how it makes sense from a business perspective.

If you know where any more notes are that can be acquired for $.10-$.20 on the dollar please let me and I might change my business model to a Note investor. :-)

You will have spent real money to get financial reports that likely show a combination of mismanagement (but likely not illegal) and general inept business decisions, which still won't get you money.I am sorry you had this experience.
