I (sort of) understand your insistence on deflecting conversations of alternative investments in the other forums since 95% of the debate is about taking a second position HELOC to move the debt to a different vehicle and accelerating the pay down.

It looks like those loans require 20% down, and I've been guided as a sort of philosophy, to use as little down as I can do that I can deploy more capital into other projects.

And you'd have to maintain a primary residence of some sort somewhere. 

Hearing stories from others who were in similar situations was also a big motivator for me.

Seems managing a "property management" team (without taking on properties owned by others) would keep things consistent and allow for minor tweaks without jumping ship from one "complete" PM to another....sort of handling all aspects "in house" but not solo.

I am hoping to find distressed properties that I can buy with all cash for BRRRR and am also open to any sort of partnership.
