Anyways for marketing, some good ways to go about it is to place ads on Craigslist, create landing pages to drive traffic to your website, market on social media, and put up signs in your target areas.

Our spaces have leased up quickly and easily via word-of-mouth/social media/networking to date, but they’ve also been smaller, less expensive, rehabbed spaces and very comparable to everything else on our few block long stretch of commercial storefronts.

I am trying to put my mindset in a stance of "how can i make this work" instead of "this won't work, insert limiting belief"I'm the typical newbie investor, spent most my money trying to create a social media following.

All kitchen, bathroom, exterior and laundry areas need to have GFI outlets installed.

Then I would make sure the house is-1. water tight - fix the roof2. all working parts are still working ( water heater, furnance, ect) and no exposed outlets or wires3. broken windows4. tight doors5. no flaking paint exterior or interior6. flooring - safe to walk on7. fix or remove rickety outbuildings8. pleasing to the eye from the outside ( well trimmed shrub & trees)This is what I learned on my first buy and it just cost me 3 returns of the appraiser to get it right.
