We are not there now.....but if you look the massive amount of building, good stock market performance, low unemployment  we are doing well, but change 1 or 2 of those factors in a negative way and you will see changes......almost always goes in cycles.What is great now is kids hate buying homes and an aging population is moving to rental....at the same time, inventory on the residential market should get interesting as well with these to factors and rising interest rates.....all spec....not an expert.
