Another option would be to put down a huge EMD and remove your finance contigency, but make sure you are getting that loan or you'll loose the huge EMD!

Everything is negotiable and from the banks perspective there are costs to not selling; holding costs, opportunity costs, re-listing costs, etc. and simple aggravation.Even if they have a specific price below which they 'say' they will not sell, ask yourself if they would not accept that price less $1.The art of negotiation is always a challenge.On the other hand, if you really believe that it is a good deal at the price it is now being offered at, are you willing to risk loosing it.I would come in something below their current ask.

We believe that its not about some other software system, or this brand new strategy, rather its effective deal analysis so you don't loose money, aggressive marketing to bring the deal flow in, and systemization so in a reasonable period of time you can actually have freedom even while flipping 6-12 properties per year.Getting your license isn't free, nor is going through our education.

I rehabbed into 2015, put up rental sign Feb. 2015 My CPA says all rehab costs in 2014 will go into 2015 taxes, so crap loose losses due to inflation.

fear of getting out of their comfort zoneIf you don't  risk  you  don't  gain Plus the way I look  at it the worst that can happen is you go bankrupt  but I was born poor so I don't  have nothing too loose if numbers make sense and I keep emotions out of deal  I jump on it.

If its to tough to get off scrap off what is loose then apply 2 coats of polyurethane then mud and sand it smooth Or Simple hot water and vinegar to remove
