I would equally be concerned about the language of the contract you use.

Read their lease agreement and see what the language is for terminating their lease - Mine was 90 days notice and not the standard 20 days (if they're MtM).

You need to pay special attention to existing language, voting rights, and what language you may need to rent if any) the units you will own.  

1) You want to get a specific easement that only encompasses the existing equipment2) Longest term easement (perpetual) for the most amount of money.3) Future landlord will receive a % of any future revenue these companies bring4) Make sure your agreement has some type of relocation language.

Yes I should have avoided using absolute language with regards to lesson learned.

After reading the clarifying language for opportunity zones, it seems as though a newly formed real estate fund could buy an office building in an opportunity zone and hire employees to help run the fund (they work in the OZ).

This is a completely different opportunity set.Some people speak relevant foreign languages.

I'm unsure of the tax implications, how the language barrier would affect me, and whether that market is worth diving into.Montreal is the nearest large Canadian city to me and I have a few friends there as well.
