Except for demolition, painting and landscaping I can't do much, at least not by myself, I am just not experienced enough in rehabbing, and I want some quality work done, so I am kinda stuck having to hire most of the jobs out.I was planning on getting my first 5 houses done and learning from them, piling up more cash, and than basically just doing rehabs full time.

I have a few favorite memories:Roach House: Too young to do much around the house, as the brothers and Dad pulled up the carpet, I spent hours sucking up roached in a vacuum as thousands (seriously) crawled up the wall.Dirty toilets: It's amazing what chlorine bleach and elbow grease can do.Palm Springs: Landscaping in 120 degree heat.

These can serve as back up exit strategies.For example, once you have a reliable tenant with cash flow in a property, you can find a buy and hold investor who will be much more interested in the property, since they'll be spared the trouble of finding a tenant for it.You can also owner finance the property and then sell the note to another investor.† You can sell part of the note for cash now and have income later or sell all of the note at once.If you're having trouble finding local investors, online auctions can offer your property to a potential global market.Even in a soft market some homes will still sell at or near full market value.† Of course, you don't want to incur six months of holding costs waiting for your price so you have to get creative to make your property stand out.† One way is to "Go Green".† A few touches like solar hot water with a tankless water heater back up and adding rain barrels to the downspouts in order to maintain landscaping inexpensively even during drought conditions can put your property ahead.† Everyone likes ideas that save them money and if it is good for the environment too that is an extra bonus.

Half that for a minor componet. 5k to cosmetics (carpet, floor, paint, fixtures & covers, minor landscaping) So a cosmetic fixer that needs a bathroom would be 5k to spruce up and 5k for the bathroom.

Also it probably didn't need more than 5K in work max, mainly for outside landscaping, the inside was about perfect.My question is, how many wholesalers out there get calls only to meet with the seller and find out they are looking for full retail price for their home?

The type of buyers who will look at your home in your neighborhood can help determine what rehab to do and at what cost.Exterior landscaping or gardening should also be consistent with the home's potential buyers.As the saying goes, "curb appeal" but also leave something for the buyer to make it his/her own.I hope this helps your creativity!

Unless you are a plumber/electrician/landscaper/tree trimmer/... start with a small rental proper and work you way up to the 4 unit.
