While he spoke of large lenders as well as consumer financing issues, including a cell phone plan termination was one example, there was another hint as he was saying "anyone" which includes investors on an individual level as he was speaking to the issues of being a creditor.He also said there will be further tweaking as loans become compliant, the idea was not to limit credit which was underscored by his mentioning the higher debt to income being allowed and the other aspect he stressed was that none of this changes the old prudent lending practices of years past, his issue was to get lenders back to those prudent practice attitudes and away from the risky ploys of lending and the passing on that bad debt to investors.I don't think there will be a great number of unqualified borrowers, excepting those having gone through the foreclosure surge, as the qualifications are not that difficult, in many respects easier than in the past, it's just now we need to apply sound lending practices in making that lending determination and being able to prove that sound judgment was used. :)

Hey guys, I'm about to purchase a list from LS, and there's a good 15+ cells of info in their data per lead - which is great - but for my needs it makes it hard because I'll be printing both my letters and envelopes via mail merge, which means I have to have a preset order of cells at the very top of the spreadsheet, i.e. 1) homeowner name 2) mailing address 3) city state zip.. etc.

Please see the attached below latest front page article from the July 2015 Philadelphia Business Journal below talking about Northern Liberties as one of the hottest real estate neighborhoods in the country - which 412 Luxe is a part of.Now to further clarify, one unit of these new construction townhomes was resold already by its owner to a new occupant for $710,000.Additionally you should be aware that from the start the 32 units for rent at 412 Luxe were sold out and occupied within 120 days of their finishing in 2014 and that the complex contains 100% occupancy almost continually.

I've defiantly thought of renting out my current home vs. selling - but it's 4 acres of farm and 16 more of forest to take care of in the middle of the mountains (you have to drive about 20 minutes to find cell service) and I'm a bit anxious about finding a renter that would take care of it all.

It seems like it would be worth the 6-9-month struggle if you set up a series LLC and raise the money into one company that does separate cells for each deal for liability purposes.
