Being on the loosing end of this discrimination I am quick to get defensive, as you can see, and I apologize.

@Brian GibbonsI know you must be annoyed with me and for that I apologize, again I am just trying to figure out what I need to bring into the attorneys office so that they can tell me here are the docs, altered with the direction you want to proceed and this is airtight.I understand the deleting of "friend" but in my research i found this verbiage "Compensation is required.

Last word of advice (and I apologize for the lengthy rant) but probably the most important thing I have learned about real estate investing is to be a "transaction engineer".

Tenant will prove dirty apartment at move in with pictures ,call the tenant apologize for the misunderstanding, return the money and move on; Tenant  will most likely win in court and you will most likely pay deposit plus penalties x3, plus your lawyer's inflated fees good luck
