What other industry dealing with hundreds of thousands of dollars of people's money lets people become licensed in three weeks and no formal education? 

Hi @Eric Kahn Gale - We have swapped out hundreds of old galvanized pipes for copper here in the city of Chicago. 

But the reality may be that the tenant hasn't paid in two months, or pays 20 days late every month, or their dog is destroying the carpet, etc.There are literally hundreds of threads explaining the dangers of buying a property with existing renters.

It will cost more than what Zillow charges, but it is worth it to protect an asset worth hundreds of thousands of dollars.

They don't evaluate the actual floorplan, quality of finishes, view out the living room window, yard condition, the barking dogs next door, or hundreds of other data points.

I work with hundreds of out of state clients who invest passively. 

There are much smaller homes in worse parts of town renting for $1600+ currently.There is not a cap on how much I can raise rent here in SW Missouri, and my thought process was to keep the rent a few hundred dollars under the market rate so that if they decided to look around, they’d realize they can’t find anything comparable with the new increased price and stay anyways.

@Cosmas Paulosi we've posted this hundreds of times, because it's very logical:)Recommend you first figure out the property Class you want to invest in, THEN figure out the corresponding location to invest in.If you apply Class A assumptions to a Class B or C purchase, your expectations won’t be met and it may be a financial disaster.So, when investing in areas they don’t really know, investors should research the different property Class submarkets.

The only criteria we will sometimes make exceptions on is income, because in some scenarios, applicants will have hundreds of thousands in savings, flawless credit, but only make 34x the monthly rent.
