You might be able to just buy it (if there's some equity), do a short sale (if not), or maybe catch up the loan and do a subject to under the right circumstances (not my cup of tea, but some folks do this.)If you want to buy at auction, Denver county has sales every Thursday at 10:00 AM.

If you're investment strategy is long term appreciation investing in less desirable areas, then you have to be able to read the tea leaves/trends and/or become part of the trend of improving an area until it becomes desirable.

I ask everyone, since we are no paying for the space, to plan to support the shop and at least buy a coffee or tea, and I believe they have some small eats as well.I will actually plan to get there by at least 3:30 if anyone wants to arrive a little earlier, but 4pm is the official time.
