The tenant has a lease until Dec, and while they could choose to agree to vacate, they are 100% within their rights to refuse simply because they want to fulfill their lease.

a lot of ppl are under the assumption that it is a life long program. it does get reviewed from time to time depending on age and whatnot. if she is older 55+, its a good chance that it will not stop unless she goes to prison. under that age, and depending on the actual disability, there is a chance that it could be ceased.

In California (Bay Area) it is very difficult to find viable properties that fulfill your parameters.

I believe I am fulfilling the legal requirements of occupancy but I thought I would ask to see if I'll run into any issues.

If your state does require licensing and you hire a broker to fulfill that requirement and/or perform the duties, what happens if the broker does not work out?

You are evaluating all the info presented to you to determine the likelihood that this tenant will be able to fulfill all of your lease terms and take good care of your house.
