Unless your local municipality requires landlords to have a licence, then you do not required any other permit.What you will need to do is familiarize yourself with the Ontario Residential Tenancies Act and the Landlord and Tenant Board.

I got my brokers licence in California mainly to have more control of my own transactions.The education was worth the effort, it was mostly real estate law which every investor should study anyhow.

GSMLS is very helpful but i'm trying to do either central ( as in New Brunswick , Perth Amboy & Edison ) And for north ( maybe Trenton and other urban sides )@Kevin Hill now with the NJMLS how on point are they because i wanna be able to check listings every morning and see any new ones so i can make offers and other things but it seems like i should just get my licence .

Except that it looks like this "service" includes a phone number for the landlord to call - where of course someone will "verify" that the applicant really does work for this fictitious company.

The building would still survive in this fictitious dire world ... but would not be the best use of your capital if the opportunity cost is 8% -;   The ROI would be only 4%, the CoC 5.5%, but your debt coverage would still be 1.55 (good) and the Break even ration 72%.

You could even set up a DBA (Doing Business As) so that you can work under a fictitious name.
