What about going month to month with your tenants, and when you know they are good people with a reliable bank account, extending them to a longer lease to hopefully reduce your turnover rate?

I'm talking about the longer term programs these lenders are rolling out. 5.5 - 8.5 year extended programs are NOT reasons to use them for holds. 

So the pretty bad news at least according to my UK tax advisor is that the buy to let tax law change here in the UK extends its long arms abroad.

I can't relate to ever purchasing a property in a location where I am concerned with extended vacancy or a large reduction in rents....that's not a market problem, that's a strategy problem.
