Land trusts can use a legal method called tenancy by the entireties for jointly owned property (again depending on state).  

Hard doesn't mean not negotiable and the entirety of negotiating a deal is hard anyway, it should be.

I think what gets worrisome for me is when I am always behind and having to front every phase in its entirety. 

I thought this might be of some interest:Freddie Mac, for its part, projects purchases of 200 to 500 manufactured home chattel loans in year two (2019) of its final three-year DTS plan, and another 600-1,500 in year three (2020), subject, in its entirety, to separate approval by FHFA, which may or may not occur.

It instead uses Tenancy by the Entirety ("TBE").
