The reason being that if the deed is not recorded, what stops the seller from turning around and selling it again.This piqued my interest as I have heard about Trusts (but know nothing of them, save for that they don't get recorded) and buying Subject To and not recording (to minimize risk of the due on sale clause).These things seem to be in conflict and I'd appreciate any insight you might have that may enlighten me on the matter.Thanks!

It would be immensely helpful if anyone could enlighten me on what to expect on the subjects of fire, elevator and water tower inspections (frequency/cost), building maintenance, insurance, property management, etc.I believe 5% each month and a 2-3 month fee for finding tenants, please correct me if im wrong.

and i think the author of that article was just saying the same size place and location as a comparison, you shouldn't see a difference in CAP for the same location, that would tell you something is wrong. i think he wanted to just make you think things are similar to get his point across. but i want to thank you for your responses, very enlightening i haven't jumped into the commercial end yet, but you can never stop learning
